GeoFuse methodology

What GeoFuse does

The free beta brings together available signals around one address: competitors, demand generators, access and building characteristics. You can save one location and open the current report. Multi-location comparison and additional report formats are being considered for a future Pro version; sales are not open. Scores and conclusions are screening aids, not guarantees of demand or revenue.

Sources

Buildings and nearby places come from OSM / Overture. Prepared data is used first; for new areas the service attempts to obtain an Overture dataset automatically. Where prepared data is unavailable, a limited OSM query through Overpass may be used. Google Maps and Places are available only to the owner for testing and do not contribute to the open-data analysis.

Coverage and completeness

Data is checked for the full selected radius. Automatic preparation of new areas may take time or fail. An unavailable source is different from a successful search with no matches. Even successfully retrieved results may omit businesses.

Population

Building-based estimates depend on floor area, building type and number of floors. Unknown floor counts are replaced with assumptions, so the result may differ substantially from the actual resident count. WorldPop is used where available and is also a model, not a census of building residents. Sources and limitations are shown in the result.

Traffic

Estimated traffic is a scenario, not a measured pedestrian count. The scenario range is not a statistical confidence interval and does not establish the accuracy of the estimate. These numbers should not be used to forecast visits or sales.

Visit the location

Check the entrance, visibility, parking, ventilation, power supply and actual pedestrian flow on site. Map data does not replace a property survey or local business research.
